Saxon Weald is a local housing association providing more than 6700 homes across Sussex and Hampshire. It is a not-for-profit Community Benefit Society, with the money made from rents being re-invested in the management, maintenance and building of homes. The new development, Fairfield Cottages presents an exciting opportunity to provide new affordable housing in the village of Cowfold, Horsham. The proposals presented by Saxon Weald include the demolition of existing retirement bungalows (Nos. 15 to 18 Fairfield Cottages) and the construction of nine dwellings consisting of 2-bedroom houses and 1-bedroom maisonettes under shared ownership and affordable rent.

The development has been proposed due to the current retirement bungalows being affected by subsidence caused mainly by the large oak tree that was previously on the site; the tree was removed earlier this year due to the impact on the neighbouring properties and due to disease.
Working in conjunction with MH Architects, the scheme has been carefully considered with regards to the sensitivity of the location and this has informed the scale, appearance, orientation and amount of accommodation being proposed.
All dwellings will be two storeys in height and incorporate traditional, local materials deployed in a modern manner; such as red multi-stock facing brick and dark grey roof tile. Features such as chimneys and window proportions are also a nod to the surrounding residential vernacular.
Parking is integrated into the site layout in the form of private driveways, with 17 spaces proposed in total.

Sustainability is a key principle of the development proposal, and the aim of the design team is for all new properties to meet ‘net zero carbon’ standards.
In addition to this, ecology and arboricultural consultants have been commissioned to ensure the potential for new habitats and biodiversity is optimised. Existing trees will be enhanced with new planting including low level shrubs to site boundaries, small trees throughout the front and rear gardens and a new, semi-mature tree on the south-western boundary.
It is Saxon Weald’s intention to submit a planning application to Horsham District Council in the second half of September 2022.
